How often should rental properties be inspected?
Rental properties should ideally be inspected at least annually, in line with Government guidelines and best practices, to ensure ongoing compliance with safety and housing standards. Regular inspections help identify potential issues early, allowing landlords to address them promptly and maintain a safe living environment for tenants.
We recommend conducting an initial survey before the property is occupied, followed by a follow-up inspection six months later. This approach not only helps establish a baseline condition for the property but also ensures any concerns are addressed while tenants are still in residence. Additionally, a final inspection should be performed immediately after the property has been vacated, ideally before any deposit or bond is returned to the tenant.
Should the owner of the property have any concerns regarding the tenant, an inspection should be carried out to detail any damage that may have been caused during occupation.

How much will an inspection cost?
Our starting cost for an inspection is £250, which includes a consultation with the owner or their representative prior to the inspection. This initial meeting is vital to ensure we can fulfil your expectations.
Reporting Levels
We offer three levels of reporting to suit your needs:

This report provides a comprehensive assessment of the property's condition before tenant occupancy, ensuring all safety and compliance aspects are evaluated. -
Interim Inspection Report:
This report serves as a follow-up assessment, typically conducted six months after the initial inspection. It helps monitor the property's condition and identify any emerging issues. -
Final Inspection Report:
